How a septic tank works
A septic tank is a watertight, buried container that receives all of a home's wastewater and provides the first stage of treatment before the water moves on to a drainfield. It does two jobs at once: it separates solids from liquids by gravity, and it gives naturally-occurring bacteria the time and quiet environment they need to digest a portion of those solids.
Every properly-functioning septic tank works the same way, in the same order:
Wastewater enters the inlet baffle
Everything you send down a drain — toilets, showers, kitchen sink, laundry, dishwasher — flows through a single sewer line into the septic tank and drops in through an inlet baffle. The baffle slows the incoming flow so it does not stir up what is already inside.
Solids and grease separate into three layers
Inside the tank, gravity does the primary treatment. Heavier solids sink and become sludge on the bottom. Fats, oils and grease float and become scum on top. The middle layer — the effluent — is the relatively clear liquid between them.
Anaerobic bacteria break down solids
Naturally-occurring bacteria in the sludge digest a portion of the solids over time. This slows accumulation but does not eliminate it — which is why a tank still needs periodic pumping even in a perfectly-working system.
Effluent exits through the outlet T-baffle and effluent filter
A T-shaped outlet baffle (or a modern effluent filter) draws liquid from the middle layer only, keeping sludge and scum trapped inside the tank. The effluent leaves under gravity toward the drainfield.
The drainfield disperses effluent into the soil
Effluent flows into a network of perforated pipes over gravel or chambers, then percolates down through the soil. Final treatment — the removal of remaining pathogens and nutrients — happens as the effluent moves through the unsaturated soil beneath the drainfield.

Tank types
Types of septic tanks common in Brevard County
Most Brevard homes have one of four tank types. Which one is on your property depends on when it was installed, the lot conditions, and — for anything installed under current lagoon-protection rules — how close the parcel is to the Indian River Lagoon.
Concrete
Typical lifespan: 40–50 years
Where it fits: The default for most Brevard installations. Heavy enough to resist floating in a high water table, durable and widely serviced.
What to watch: Older concrete tanks can develop cracked baffles, deteriorated lids or corrosion at the outlet. Risers make future service far easier.
Plastic (HDPE / polyethylene)
Typical lifespan: 15–20+ years
Where it fits: Lighter and easier to place on tight lots. Sometimes chosen where site access limits the equipment that can deliver a concrete tank.
What to watch: Empty plastic tanks can float in a high water table if not properly anchored. Every Brevard install should confirm anti-flotation detailing.
Fiberglass
Typical lifespan: 20–30 years
Where it fits: Corrosion-resistant and useful where soil conditions are aggressive toward concrete. Less common than concrete in Brevard but still specified.
What to watch: As with plastic, empty fiberglass tanks are buoyant. Confirm anti-flotation and consider structural loading if vehicles will ever be near the tank.
Aerobic Treatment Unit (ATU)

The U.S. Environmental Protection Agency recommends inspecting a residential septic system every 3 years and pumping the tank every 3–5 years for a typical household. The Florida Department of Health uses a comparable guideline for Brevard properties.

Warning signs your septic tank needs service
A healthy septic tank usually gives no obvious signal — that is what "working properly" looks like. The symptoms below are the ones worth acting on. Some are solved by a routine pump-out; others point to a repair issue that pumping alone will not fix.
- Slow drains across the entire property — not just one fixture.
- Gurgling in toilets, showers or drains when water is used elsewhere.
- Sewage backing up into tubs, showers or floor drains.
- Sulphur or sewage odors indoors or over the tank and drainfield.

Brevard County septic tank regulations and grant programs
Septic systems in Brevard sit at the intersection of state rule, county ordinance and a specific lagoon-protection framework that does not apply anywhere else in Florida. The four items below are the ones every Brevard septic-tank owner should understand.
1. Chapter 62-6, F.A.C. — the current FDEP OSTDS rule
Florida's current septic-system rule is Chapter 62-6, F.A.C., administered by the Florida Department of Environmental Protection (FDEP). Jurisdiction moved from the Department of Health to FDEP on July 1, 2021, which retired the older Chapter 64E-6. Chapter 62-6 sets the requirements for tank sizing, materials, setbacks, drainfield design and permitting statewide.
2. FDOH-Brevard permit process
New installations, complete-system replacements and major repairs in Brevard are permitted through the Florida Department of Health in Brevard County under Chapter 62-6 rules. Minor component work — a lid, a filter clean, a baffle — generally does not require a permit. Aerobic treatment units (ATUs) also carry an operating permit that is separate from the construction permit.

Florida's Clean Waterways Act and its 2023 update (HB 1379) expanded the requirement for nitrogen-reducing onsite sewage treatment and disposal systems (OSTDS) inside Basin Management Action Plan (BMAP) areas — which includes much of the Indian River Lagoon watershed. In practical terms: many properties within 197 feet of the lagoon and much of the Brevard barrier island now require an aerobic treatment unit or enhanced nitrogen-reducing system rather than a conventional tank and drainfield when they install, replace or substantially upgrade a system. State law and Brevard County ordinance also set a 2030 planning horizon for lagoon-adjacent systems to either connect to central sewer or upgrade to a qualifying nitrogen-reducing system.
4. Save Our Indian River Lagoon (SOIRL) grants
Brevard County runs a cost-share grant program — funded by the Save Our Indian River Lagoon program — for eligible septic upgrades in and around the lagoon. Awards currently start at a $6,000 minimum and can reach up to roughly $20,000 per parcel depending on the project, the property and program funding at the time of application. Eligibility, current amounts and application status are administered directly by Brevard County.
